Straight answers

Questions investors ask before they book.

Do I need a real estate license?

No. Investor Desk is for anyone evaluating and buying their own investments. Licensed professionals use it too, with investor clients; tools that require a license or restricted data carry their own eligibility.

Which counties are covered?

Miami-Dade, Broward and Palm Beach today, every list, refreshed daily. Some lists reach unincorporated areas only, and the Desk says so on the list itself rather than letting you find out later. Other Florida counties open on request as seats fill.

Is this an MLS search?

No. Investor Desk is not a public listing portal and a seat does not include MLS access. Deal Flow is built from the owner of record and the county's own files, which is where the off-market deals are. Active listings are checked against your box from supported sources, and any address you type gets a full report.

Does it contact owners on its own?

Never. Letters are previewed and approved one at a time, lookups run when you tap, and Scout only prepares work for you to save. The single automatic message is the daily alert email, and it is addressed to you.

Where do the phone numbers come from?

From a licensed owner-lookup service, one lookup per tap, inside your monthly allowance. The first time you run one you accept the use rules, which cover calling hours, do-not-call lists and consent. The Desk never sends a text on your behalf.

What happens to my data if I leave?

You take it. A complete backup of your records and uploads is one click, before or after you cancel. Month to month, no contract, no cancel call.

How fast can I be working a list?
