Who it is for

Use Investor Desk for your own investment activity, or as a real estate professional working with investor clients. The workspace adapts its language to your role. You do not need a real estate license to evaluate your own investments; licensed professional tools and restricted data require their own eligibility and permissions.

Save markets, property types, price bands and return assumptions. Review matches from inventory available to your workspace.

Evaluate a property

Compare rental cash flow, financing assumptions, returns and flip scenarios. Estimates remain labeled and editable.

Follow your portfolio

Keep saved properties and assumptions together, with tools for refinance and exchange planning. Confirm dates and obligations with your advisers.

Prepare and share

Create deal sheets and drafts in your own voice. Availability depends on your plan and enabled connections; review information before sharing it.

Property data and MLS access

An Investor Desk subscription does not grant MLS access. You can work with information you enter and with supported data sources available to your workspace. Any MLS connection requires the relevant participant's permission and the MLS's license and display requirements. Investor Desk is not a public MLS search portal.

The company behind Investor Desk is a technology vendor acting on behalf of MLS participants. We do not operate a consumer listing portal, we do not sell or redistribute listing data, and we do not offer MLS content for public search.

Where a customer's MLS makes data available to them and licenses us to receive it on their behalf, the following govern how that data is used. They are published here so that any MLS evaluating us can read them without having to ask. Where a clause describes something we have not built yet, it says so. A list that quietly mixes what is running with what is intended is worth less than a shorter honest one, and an MLS can check the difference.

Who is responsible for what. The mechanisms above are ours to build and operate. Under each MLS's own rules the licensed participant remains responsible for their display compliance (attribution, refresh frequency, listing-status accuracy and any restriction on redistribution), and our Terms of Service say exactly that. Nothing on this page narrows a participant's obligations or substitutes for their own agreement with their MLS.

Our compliance posture is described in more detail in the Privacy Policy and the Terms of Service, which cover fair housing, messaging consent, data ownership and the division of responsibility between us and the licensed professional.

Your account and information

You control the information you add and the relationships you manage. Our Privacy Policy explains how we handle your account information, information about your contacts, connected services and shared pages. Our Terms of Service explain access, billing, retention and your responsibilities.

Calculations and AI output are working material to check, not an appraisal, an offer of financing, or a guarantee of an investment outcome.
